# Overtourism and the housing of residents

Tourism appears on 130 recent papers across the finance, economics and management journals, but only 11 of them carry an overtourism, housing, short-term-rental, resident or tax keyword. Cities from Barcelona to Kyoto are capping short-term rentals and taxing visitors. Do the measures lower rents, and what do they cost in jobs?

## What prompted this

Since October 2025, 130 papers carry a tourism keyword (39 in finance journals, 36 in economics, 36 in management): "tourism" on 15, "sustainable tourism" on 10, "overtourism" on 5, "short-term rentals" on 4. Only 11 of the 130 also carry an overtourism, housing, resident, crowding, short-term-rental, Airbnb or tax keyword.

## Questions

- After a city bans or caps short-term rentals, how much housing returns to the long-term market, and do rents fall in tourist neighbourhoods?
- Do tourist taxes reduce visitor numbers, or only raise revenue, and where does the revenue go?
- Which residents gain and lose: tenants, owners who rented to tourists, hospitality workers?

## Data that could help

Short-term rental listings over time (scraped data such as Inside Airbnb), long-term rents, visitor statistics and the dates of regulations by city.
