Land rights on a server
Property rights appear on 42 recent papers and land tenure and land rights on 13, mostly in economics. Countries are digitizing land registries and using satellite imagery to map parcels. Does a digital title change credit, investment and disputes more than a paper one, and who loses when the map is wrong?
What prompted this#
Since October 2025, 71 papers carry a land-titling, land-tenure, land-right, land-registration or property-rights keyword (56 in economics journals): "property rights" on 42, "land rights" on 7, "land tenure" on 6, "land registration" on 2. Few of them concern the digital registries and satellite-based mapping programmes now under way.
Questions#
- After a registry is digitized and parcels are mapped from imagery, do land transactions, mortgage lending and farm investment rise?
- Do disputes fall, or do mapping errors create new ones, especially for women and customary holders?
- Does digitization make land easier to tax, and do governments use it?
Data that could help#
Registry transaction records before and after digitization, mortgage data, court records on land disputes and household surveys.
Next step#
Use the district-by-district roll-out of a digital land registry in one country to compare land transactions and credit before and after.
